How to Tile a Bathroom: The Correct Process, What the Compliance Requires, and Where Jobs Fail

Tiling a bathroom is not a sequence of aesthetic choices with a bit of grouting at the end. It is a series of technical decisions, each one creating the conditions for the next, some of which are compliance requirements that don’t move regardless of what a tiler tells you. Get the substrate wrong and no tile specification recovers it. Omit the waterproofing or rush the cure time and the tiles are sitting over a failure that will eventually announce itself — quietly at first, then expensively.

This guide covers the correct installation sequence for a domestic bathroom tiling job in Australia — what each stage involves, where AS 3958, AS 3740, and AS 4586 sit in that sequence, and what it looks like when a quote has priced a job correctly versus when it hasn’t.

It is written for homeowners who want to supervise a tradie competently, owner-builders responsible for compliance sign-off, and anyone who has received a quote and wants to know whether it covers the right scope. Not a DIY manual. An informed client’s reference.

The Sequence Is the Job. Get It Wrong Early and the Tiles Can't Save It.

There is a version of a bathroom tiling job where everything visible looks correct at handover. The tiles are straight. The grout lines are even. The silicone is neat. Six months later, a tile comes off the wall.

What failed wasn’t the tile and it wasn’t the tiler’s hand skills. It was something that happened before the first tile went down — a substrate that wasn’t flat enough, adhesive applied with the wrong coverage method, a movement joint filled with grout instead of silicone. None of those decisions are visible once the job is finished. All of them determine whether the finished job holds up or doesn’t.

The sequence in a tiling job is not a stylistic preference. Site assessment comes before substrate preparation. Substrate preparation comes before waterproofing. Waterproofing cures before tiling starts. These dependencies are built into the Australian Standards that govern the work. Skipping or compressing them doesn’t speed up the job — it shifts the cost from the tradie’s labour invoice to your repair bill, usually at an interval long enough that the connection isn’t obvious.

What a Correctly Sequenced Bathroom Tiling Job Actually Looks Like

Eight stages. Each one depends on the previous one being done correctly. The stages are not always itemised separately in a quote — which is worth paying attention to when you’re comparing prices.

Site Assessment

Before anything is ordered or quoted, the substrate needs to be assessed for flatness, structural integrity, and existing moisture. On a renovation (rather than a new build), this assessment often reveals levelling compound requirements for large-format tiles, evidence of previous waterproofing failure, or plasterboard in a location where fibre cement sheet is required. Assessment findings change the scope. Doing it properly before quoting avoids a variation conversation mid-job.

Substrate Preparation

The substrate has to be dimensionally stable, flat to the tolerances required by the tile format, and moisture-resistant in wet areas. Large-format tiles require a flatness tolerance of 3mm over 3 metres — most existing substrates don’t meet this without levelling compound. Fibre cement sheet replacement, if required, happens at this stage. So does any structural repair. This is the most commonly omitted or under-scoped item in low-priced quotes.

Waterproofing

AS 3740 specifies where waterproofing is mandatory in a domestic bathroom and what a compliant membrane installation looks like. The membrane is applied to the prepared substrate — not over existing tiles, not over damp or dusty surfaces, not onto plasterboard in a shower enclosure. Membrane products have specified cure times before tiling can start. That window is not negotiable. Tiling over an uncured membrane compromises the bond and, depending on the product, may void the waterproofing warranty.

Layout Planning

Where the first tile goes determines how every tile after it falls. Layout planning accounts for tile format, room geometry, door openings, plumbing penetrations, and the visual outcome at the most prominent line of sight. An experienced tiler dry-lays before cutting to confirm the layout. The extra time this takes is visible in the finished result — or, when it’s skipped, in the cut tiles at eye level.

Adhesive Application & Tile Laying

Adhesive selection depends on tile type, format, substrate, and location. Large-format tiles require a flexible adhesive and back-buttering — applying adhesive to the tile back in addition to the substrate — under AS 3958. Back-buttering is time-consuming, which is why it gets skipped when a job is under price or time pressure. The failure mode (hollow tiles, eventual debonding) shows up later. Heated floors require flexible adhesive regardless of tile format.

Grouting

Grout selection depends on the tile type and joint width. Rectified tiles allow joint widths of 1–2mm and require matching grout. Non-rectified tiles have dimensional variation built in and need wider joints. Cement grout requires sealing after application and reapplication over time. Epoxy grout is more durable in high-traffic or high-moisture applications and doesn’t require sealing, but is more demanding to work with and less forgiving on polished or textured tile faces.

Movement Joints

Movement joints — flexible silicone sealant rather than grout — are required at all internal corners and changes of plane under AS 3740 and AS 3958. This is not an aesthetic variation. Buildings move fractionally with temperature, load, and seasonal expansion. Rigid grout in a movement joint cracks. When, not whether. The water finds the crack.

Sealing

Cement grout requires sealing once fully cured — usually 48–72 hours after application. Natural stone tiles require a penetrating sealer before grouting and again afterwards. Sealing is a separate step to grouting and a separate step to silicone. On many jobs it gets left off the brief — which means the homeowner either discovers it needs doing, or doesn’t discover it until the grout starts staining.

The Substrate Has to Be Right Before Any Tile Goes On. Most Failures Start Here.

The substrate is the surface a tile is fixed to. In a bathroom renovation, that surface is not always what it appears to be. Standard plasterboard behind shower tiles that look intact. A floor that reads as level until you check it with a 3-metre straight edge. Existing cement sheet that’s been wet long enough that its integrity is questionable. None of that is visible without assessment. All of it affects the tile job that goes over it.

Compressed fibre cement sheet is the current standard substrate for wet areas in Australian residential construction. It is moisture-resistant, dimensionally stable, and compliant with AS 3740 wet area requirements. Standard plasterboard is none of those things in a shower enclosure. Using it as a shower substrate — regardless of what adhesive or tile specification goes on top — is a non-compliant installation. Not a cost-saving variation. A defect.

For large-format tiles, flatness tolerance tightens significantly. A 300×300 tile installation allows for 4mm variation over 1.8 metres. Large-format porcelain — 1200mm and above — requires 3mm over 3 metres. Most existing substrates in renovation work fall outside those tolerances without levelling compound. A quote that doesn’t itemise substrate levelling separately on a job with large-format tiles either hasn’t assessed the substrate or has assumed it won’t be needed. Ask the question before the tiler is on site.

Important: Standard plasterboard is not a compliant substrate in a shower enclosure under AS 3740, regardless of tile type or adhesive specification. Waterproofing Comes Before Tiling. It's Not the Tiler's Optional Extra.

The question of whether a bathroom needs waterproofing is not a discussion. The National Construction Code references AS 3740 for all residential wet areas. The standard specifies where membrane application is mandatory, what products are acceptable, and how junctions — floor-to-wall angles, penetrations, niches — must be treated. The tiler doesn’t get to decide whether it’s required. The standard already decided.

Where waterproofing sits in the sequence matters. The membrane goes on the prepared substrate — after levelling compound has cured, after fibre cement sheet is correctly fixed, and before any tile or adhesive is applied. Tiling over a waterproofing membrane that hasn’t fully cured is a known failure mode. The adhesive bond is compromised, and depending on the membrane product, the waterproofing warranty is void. Most membrane manufacturers specify minimum cure times between 24 and 48 hours, with some products requiring longer in cool or humid conditions.

On a job under time pressure, the cure window is often the first thing that gets compressed. It is invisible once tiles are on. The failure is also invisible — until the membrane fails and water finds the framing, the adjacent plasterboard, or the floor structure below. By that point the repair is not a tiling job. It is a demolition job followed by a tiling job.

The Adhesive Spec Changes With the Tile. Most Low Quotes Don't Reflect That.

Standard polymer-modified adhesive handles most ceramic and smaller-format porcelain tile installations competently. Above a certain tile size and in certain locations, it isn’t the correct specification — and using it anyway is a cost saving that produces failures.

Back-buttering — applying adhesive to the back of the tile in addition to the substrate — is required for tiles above a certain size under AS 3958.1. The purpose is to achieve the minimum adhesive contact coverage the standard requires: 80% on the tile back. On a large-format tile laid without back-buttering, achieving 80% coverage from the substrate alone is not realistic. The tiles sound hollow when tapped. They’re more vulnerable to cracking under load. And the adhesive voids are an entry point for water if the tile surface is ever breached.

Heated floors introduce a different adhesive requirement. The thermal cycling of an underfloor heating system — daily expansion and contraction — requires a flexible adhesive that accommodates movement without cracking the bond. This applies regardless of tile format. A standard set adhesive over a heated floor is a specification error that doesn’t announce itself until tiles start to crack or lift, usually well after the tradie has finished and moved on.

Where Grout Belongs and Where It Doesn't — and Why the Difference Is a Compliance Issue

Grout is rigid. Buildings are not. A bathroom subjected to daily temperature change, load variation, and the seasonal movement of its structure will flex fractionally — not enough to see, more than enough for a rigid material at a flexible joint to crack. This is not a worst-case scenario. It is standard physics applied to standard construction.

Internal corners — floor-to-wall angles, wall-to-wall angles, bath-to-wall junctions — are movement joints. AS 3740 is explicit: these joints must be filled with flexible silicone sealant, not grout. The same applies at changes of plane and at regular intervals across large tile fields. A tiler who groutes these locations is not making a stylistic choice. The installation doesn’t meet the standard. The joint will crack. When the joint cracks, water finds the gap. The waterproofing membrane is now behind the point of water entry.

Silicone colour matching is a separate question from silicone use. Both matter — but the sequence is: confirm that silicone is being used in the correct locations first, then confirm colour. Reversing that priority produces a bathroom where the silicone looks right but is in the wrong places. Which is a warranty and compliance problem regardless of how well colour-matched it is.

The P-Rating Has to Be Confirmed Before the Tile Is Ordered, Not After It's Laid

The slip resistance classification under AS 4586 is a compliance requirement in wet area applications, not a product feature a homeowner can opt out of. P3 is the minimum for a wet barefoot residential bathroom floor. P4 is required for shower floors and bath surrounds. These minimums are referenced in the National Construction Code and apply to the tile specification at the time of selection — before the tile is ordered, before a tiler quotes the job.

The problem is that P-ratings are invisible on an installed floor. A P3 tile and a P4 tile can look identical in a showroom and on site. The rating is on the product data sheet. After installation, the options for a non-compliant floor are surface grinding — which changes the finish, may void the tile warranty, and is expensive — or removal and replacement. Neither outcome is difficult to avoid. Both require asking one question at the right moment: what is the AS 4586 classification on the product data sheet for this tile?

If the Quote Doesn't Break This Down, Ask Why

A well-scoped tiling quote itemises each stage of the work separately. A quote that presents a single price for ‘supply and lay, bathroom’ has either assessed everything and priced it correctly, or hasn’t assessed the things that add cost — substrate levelling, back-buttering, waterproofing confirmation — and will raise a variation when they come up on site. The way to tell the difference is to ask. The ten items below are the ones most commonly left vague in quotes, and most commonly the source of disputes when they turn out to be needed.

Substrate type and condition confirmed

Fibre cement sheet type specified, existing substrate assessed for flatness and integrity before quoting starts — not after the tiler is on site.

Levelling compound itemised separately

Large-format tile jobs almost always need it on renovation work. A quote that omits it without confirming the floor has been assessed is likely planning to raise it as a variation.

Waterproofing confirmed and itemised

Who applies it, which product, which areas, and the cure window before tiling starts. If the tiler is not responsible for waterproofing, confirm who is and how the handover between trades works.

Adhesive type specified for each area

Standard set, flexible, or white adhesive — specified by location and tile type. Not ‘standard adhesive’ as a catch-all. Heated floor areas flagged separately.

Back-buttering confirmed for large-format tiles

Required under AS 3958.1 for tiles above a certain format. If it’s not mentioned in a quote for large-format porcelain, ask whether it’s in the labour rate.

Slip rating confirmed for each floor tile

P-rating from the AS 4586 product data sheet confirmed before tiles are ordered. P3 minimum for bathroom floors, P4 for shower floors and bath surrounds.

Movement joints specified at all internal corners

Silicone sealant — not grout — at every floor-to-wall angle, wall-to-wall angle, and bath junction. If the quote says ‘grout to match’ at the bath junction, that’s the problem in writing.

Grout type and sealing included

Cement or epoxy, joint width, and whether sealing is in scope. Stone tiles require sealing before grouting and after. Sealing is not always included in a supply-and-lay price.

Tiler experience confirmed for specified tile type

Glass mosaic, large-format porcelain, and natural stone all have specific installation requirements. Ask directly whether the tiler has installed the format you’re specifying.

Tile waste allowance specified

Standard rectangular tiles typically require 10% waste allowance. Diagonal or herringbone patterns require 15–20%. Confirm the allowance before ordering — under-ordering risks a different production batch.

Common Questions

The sequence that holds up is: substrate assessment, substrate preparation (levelling and fibre cement sheet where required), waterproofing application and cure, layout planning, adhesive application and tile laying, grouting, movement joints with silicone sealant, and sealing.

Each stage creates the conditions the next stage depends on. Waterproofing can’t go on an unlevelled substrate without risking membrane integrity. Tiling can’t start until the membrane has cured. Grouting before the adhesive has fully set risks disturbing tiles. The sequence is not a preference — it’s what the Australian Standards for installation and waterproofing specify.

On a residential renovation, the most commonly compressed stages are substrate levelling (skipped to save cost) and waterproofing cure time (shortened under schedule pressure). Both failures are invisible at handover. Neither stays invisible permanently.

In wet areas — shower enclosures, bath surrounds, floor areas adjacent to the shower — waterproofing under AS 3740 is mandatory. The National Construction Code references AS 3740 for residential wet area construction. That makes it a compliance requirement, not a tradie’s recommendation. Not optional in a shower, regardless of what tile or adhesive is being used.

The membrane goes onto the prepared substrate before tiling starts. Not after. Not underneath the tile on the theory that the grout will handle the water. The tile assembly in a shower is not the waterproofing layer. The membrane is. Tiling over an unmembraned substrate in a shower area is a defective installation — and a liability issue for whoever issued the certificate of work if the building requires one.

Flexible adhesive. For large-format tiles, typically those 600×600mm and above, a polymer-modified flexible adhesive is required — not standard set. The reasons are two: flexible adhesive accommodates the minor substrate movement that all building structures experience, and back-buttering large tiles with a flexible product achieves the 80% minimum adhesive contact coverage required under AS 3958.1 more reliably than standard set products.

Standard adhesive used with large-format tile is not a minor variation. It’s an underspecified installation that produces hollow tiles and eventual debonding. The tiles don’t fail because the tile or the adhesive is defective. They fail because the specification was wrong for the format.

Heated floors have a separate adhesive requirement regardless of tile size — flexible adhesive is required to handle the daily thermal cycling of the heating element. A standard set adhesive over an underfloor heating system will crack the bond over time.

P4 — under AS 4586, the Australian standard for slip resistance classification of pedestrian surfaces. P3 is the minimum for a wet barefoot residential bathroom floor (outside the shower). P4 is required for the shower floor and bath surround, where water exposure is direct and sustained.

P5 is a commercial and high-traffic classification, rarely required in a standard domestic bathroom.

The rating is on the product data sheet, not on the tile itself. If a supplier cannot produce the AS 4586 classification for a tile being specified for a shower floor, that gap is worth closing before the tile is ordered. After installation, bringing a non-compliant floor up to P4 means surface grinding or removal and replacement. Neither is a good outcome for a question that takes about 30 seconds to ask at the showroom.

At minimum: substrate type and condition assessment, substrate preparation itemised separately (levelling compound where required, fibre cement sheet type specified), waterproofing confirmation (who applies it, which product, which areas, cure time), adhesive specification by tile type and location, back-buttering confirmation for large-format tiles, slip rating confirmation for floor tiles, movement joint specification at internal corners and changes of plane, grout type and sealing scope, and tile waste allowance by pattern.

A quote that presents a single price for ‘bathroom tiling’ without itemising these elements hasn’t necessarily missed anything — but it has left open the items most commonly turned into variations when they come up on site. The way to distinguish between a confidently priced all-in quote and an underscoped low price is to ask the tiler to confirm how they’ve allowed for substrate levelling and back-buttering. The answer is informative.
