The distinction that determines what to do next: surface mould sits on the paint film. It’s the growth that wipes away with the right product and technique. Subsurface mould has penetrated the material beneath — ceiling board, plaster, or the cavity above. From below, you may see a surface expression of it. The root system is behind what’s visible. Warm, humid air from the shower rises. It meets the cooler ceiling surface. The temperature drop causes moisture to deposit on that surface. Spores colonise the damp area. In a bathroom used daily without adequate extraction, this runs every single day. The ceiling never fully dries between uses. The mould doesn’t need to work hard.
Cleaning removes the growth. It doesn’t change the ceiling temperature, the humidity level, or what the exhaust fan can — or can’t — do. The conditions that produced the mould are unchanged. Why Bathroom Ceiling Mould Keeps Coming Back
Mould that returns after cleaning is not a cleaning failure. It’s diagnostic information. The bathroom is showing you something about its conditions. The five root causes below cover the full range of what drives recurring ceiling mould in Australian residential bathrooms. Most situations trace to one of them — and some to more than one.
The most common cause in older Australian residential stock. A bathroom without mechanical extraction relies on passive ventilation through door gaps and window cracks, which doesn’t adequately clear steam from a daily shower. Worth checking whether the fan you have is actually moving air — put your hand below it during operation. No airflow means no extraction. The ceiling is doing the work the fan should be doing.
A fan rated for a 5 m² bathroom in a 12 m² ensuite runs continuously and removes a fraction of the moisture load it needs to. Correct sizing is calculated against room volume and required air changes per hour — the minimum for a domestic bathroom under AS 1668.2 is 25 litres per second. A tradie sizing a fan properly asks about room dimensions before recommending one.
Steam extraction requires the fan to run for 10 to 15 minutes after the bathroom is vacated. The moisture load from a 10-minute shower doesn’t clear in the time it takes to switch the light off. If the fan is wired directly to the light switch, roughly half the session’s humidity stays in the room. A run-on timer is a straightforward fix.

Cleaning the ceiling surface has no effect on a source above it. This one needs assessment, not a cloth.

How to Remove Surface Mould from a Bathroom Ceiling
This method applies to surface mould only — growth sitting on the paint film that hasn’t penetrated the substrate beneath. Before starting: if the ceiling board feels soft under light pressure, if there’s water staining around the mould patch, or if the growth has returned to exactly the same spot within a few weeks of the last clean, go to the escalation section below before doing anything else.
The steps below cover the complete process from preparation to finish. Work through them in order — the sequence matters, particularly the first four. Applying product before preparing the room and putting on PPE is the most common shortcut. It’s also the one most likely to spread spores across a wider area than you started with.
Before anything else: P2 respirator — not a paper dust mask, which doesn’t filter mould spores adequately. Safety glasses. Rubber gloves. Old clothing or a disposable coverall if you’re using bleach-based products. Open a window or door before starting. Run the exhaust fan if the bathroom has one. Do not dry-wipe mould from a ceiling before applying product — it disperses spores. Do not mix cleaning products.
Check the ceiling board first
Press lightly on the surface around and beyond the mould patch. It should feel solid and sound firm when tapped. Soft, spongy, or hollow — stop. That’s substrate damage. The problem is behind the ceiling, not on it. Proceeding with a surface clean doesn’t address what’s underneath.
Ventilate before you start
Open the window and door. Run the exhaust fan if there is one. You’re about to disturb a mould colony. The airflow needs to be moving outward — not recirculating through a sealed room.
Put on PPE
P2 respirator on first. Then safety glasses. Then gloves. If you’re using a bleach-based solution, add old clothing or a coverall — it will splash upward. Don’t skip this because the patch looks manageable.
Apply the cleaning solution — without wiping first
Spray or apply your mould cleaner directly onto the affected area. Do not wipe first. Dry or damp wiping before product is applied disperses spores across a wider area than the original patch. Options: a mould-specific ceiling cleaner, or a 50/50 white vinegar and water solution. Both work on surface mould.
Allow to dwell — minimum 10 minutes
Longer — up to 20 minutes — for heavier or older growth. The product needs contact time to break down the mould structure. Applying and immediately wiping wastes the product and leaves viable spores on the surface.
Wipe down with a disposable cloth, working inward
Start at the outer edge of the patch and work toward the centre. This moves spores inward rather than outward. Use disposable cloths or paper towel — not a sponge or a reusable cloth that carries spores to the next surface it touches.
Reapply if needed, or step up the product
For stubborn growth on a painted surface that hasn’t responded to vinegar solution: a diluted bleach solution — 1 part bleach to 4 parts water — on white or light-coloured painted surfaces. Test a small inconspicuous area first. Bleach will affect coloured or specialty finishes. Reapply, dwell, wipe. Repeat until the surface is clean.
Allow to dry fully before any coating
Do not apply paint, primer, or any coating to a damp surface. The ceiling must be completely dry — in a well-ventilated bathroom, allow a minimum of 24 hours after the final wipe-down. Sealing damp or incompletely treated mould under paint produces a short-lived result.

Ceiling Mould in a Rental Property
Responsibility for bathroom ceiling mould in a rental is cause-dependent, not location-dependent. The ceiling being in the landlord’s property doesn’t automatically make mould the landlord’s problem. Don’t attempt significant mould removal without written permission and without first establishing the cause. For landlords: a cleaning-only response to a mould report — without investigating the source — is not remediation. If the source is a building defect, the mould will return regardless of what’s applied to the ceiling.

When Bathroom Ceiling Mould Signals Something More Serious
Four indicators that the mould is not condensation-driven and not a surface problem. Mould returning to the same fixed location every time — same patch, same outline, regardless of how thoroughly it was cleaned. Mould returning within two to four weeks of removal with appropriate product. Ceiling board that feels soft or yields under light pressure, or shows brown staining in the area around the growth. Mould appearing on the ceiling directly below an upstairs bathroom, laundry, or kitchen.
Condensation mould distributes across the coldest parts of the ceiling — following the thermal pattern of the room, typically toward external walls and corners. It shifts slightly between episodes. Mould that returns to precisely the same patch is more consistent with water ingress: moisture tracking from a fixed source above. That source could be a plumbing penetration, a failed waterproofing membrane in the wet area floor directly overhead, or a roof or gutter defect channelling water to that point in the ceiling.
Removing visible mould from a ceiling that has an active water source above it is the same as mopping a floor under a running tap. The surface becomes clean. The source continues. Within weeks — sometimes days — the mould recolonises because the moisture supply is uninterrupted. The substrate damage compounds with each cycle. By the time it becomes visible again, the remediation scope is larger than it would have been at first assessment.
A specialist can distinguish between moisture from condensation and moisture from ingress using moisture meters, thermal imaging, and inspection from above where accessible. Surface defence — a coating that makes it harder for mould to colonise when condensation does occur. Maintenance — catching early growth before it establishes. All three work together. One without the others produces a partial result.
The non-negotiable. A bathroom producing steam daily without an operational exhaust fan will produce ceiling mould regardless of how clean the surface is kept. Correct sizing is calculated against room volume and required air changes per hour — minimum 25 L/s under AS 1668.2. Run-on timer set for 10–15 minutes after the bathroom is vacated. That’s the moisture load that matters.
Anti-mould ceiling paint contains a fungicide additive that inhibits surface mould growth. It’s not a substitute for ventilation — it’s a defence layer that performs best on top of adequate extraction. In a bathroom where condensation is occasional rather than chronic, anti-mould paint can extend the gap between mould appearances significantly. In a bathroom with a failing exhaust fan, it buys time. Fix the ventilation first.
A monthly wipe-down of the ceiling with diluted white vinegar costs 10 minutes. Mould caught early is a wipe-and-dry job. The same area left for six months may require treatment, full dry time, anti-mould primer, and two coats of ceiling paint before the surface is stable again. Early intervention is the difference between a maintenance task and a mini renovation.

Product matters less than method and dwell time.
