How to Paint Bathroom Tiles

Tile paint exists, it works, and in the right circumstances it’s a legitimate option. The question isn’t whether tile paint is a real product — it’s whether it’s the right call for your bathroom. That depends on the surface condition, where the tiles are located, what the waterproofing underneath looks like, and what you’re actually trying to achieve.

This guide covers surface preparation, the application process, realistic lifespan, and the specific conditions under which tile painting makes sense — and where it runs into problems. Where Tile Paint Is a Reasonable Option

Tile paint has a place. It’s not a scam, not a gimmick, and for the right surface in the right situation it can add several years of serviceable life to a bathroom that doesn’t need a full renovation yet.

The operative phrase is “right surface, right situation.” Both matter. A lot of tile paint jobs fail not because the product is poor but because it was applied to a surface or location that was never going to hold it.

Surface conditions that support tile painting

Tiles that are structurally sound — no hollow spots when tapped, no hairline cracks, no visible grout failure. The tap test is worth doing before anything else: run a coin or a screwdriver handle across the tile surface. A hollow or dull thud means the tile has separated from the substrate. Paint won’t fix that. It’ll just peel faster because of it.

Use cases where it adds real value

Cosmetically dated tiles in structurally sound condition. Feature walls and splashbacks away from direct water contact. Rental properties being refreshed between tenancies where the waterproofing membrane is confirmed intact. Tiles in a colour that can’t be changed any other way without full removal and retiling.

Notice what’s not on that list: shower recess floors. High-traffic, constant-wet-contact surfaces are where tile paint performs worst. That’s covered in detail in the section on wet area limitations below.

The Tile Painting Process

Done properly, painting bathroom tiles is not a quick weekend job. The preparation is where the actual work is — and it’s where most failed tile paint projects went wrong. The painting itself is almost anticlimactic by comparison.

Surface assessment

Before anything else, assess what you’re actually working with. Tap every tile. Look for grout failure, cracking, or any signs of moisture — staining on adjacent walls, soft spots at the base of the shower wall, efflorescence in the grout lines. These indicate a problem that isn’t cosmetic. Paint will not address them. If the surface passes that check, you can move forward.

Cleaning and degreasing

Bathroom tiles accumulate soap residue, body oils, and silicone contamination — much of it invisible once dry. Standard household cleaners won’t remove it adequately. Use sugar soap or a dedicated tile degreaser, applied thoroughly and rinsed clean. Then wait. The surface needs to be fully dry before any primer goes on — in a bathroom environment, that typically means a full 24 hours, not an hour.

Sanding or chemical etching

Tile glaze is a non-porous surface. Good adhesion requires either mechanical preparation — fine-grit sanding — or a chemical etching solution to break the glaze and give the primer something to grip. This step is not optional. Paint applied directly to unsanded tile glaze will fail at the edges and grout lines first, usually within 12 months of regular use regardless of what product was used.

Bonding primer

A bonding primer formulated for non-porous surfaces is not optional. It’s the step most frequently skipped in DIY tile paint projects — it adds cost and time, so it gets rationalised away. Its absence is also the single most common cause of premature peeling. Apply it evenly, follow the manufacturer’s dry time exactly, and don’t cut it short because the surface feels dry to the touch.

Paint application and cure time

Two coats minimum, with full dry time between coats. More important than the second coat is what happens after it: a full cure period before the surface comes into contact with water. For most two-part epoxy products that’s seven days. Not 24 hours — seven days. Return the shower to use before full cure and you’ll see bubbling or delamination within weeks. The surface has hardened. It hasn’t bonded.

What Tile Paint Does Not Replace

This needs to be stated clearly, because it’s the thing most tile paint guides don’t say directly enough.

Tile paint is a surface coating. It sits on top of the tile. It has no relationship with, and no effect on, the waterproofing membrane installed behind the tiles. Those are two entirely separate things.

Under AS 3740 — Waterproofing of Wet Areas Within Residential Buildings — and the requirements of the National Construction Code, wet areas in residential buildings require a waterproofing membrane applied to a specific standard. Shower recesses, bath surrounds, wet area floors. Paint over the tiles does not constitute compliance with those requirements. It never has.

If the waterproofing membrane in your shower is compromised — original to a 1970s or 1980s home, past its serviceable life, or already failing in places — painting over the tiles will not stop water from tracking behind them. In fact, it can make the problem harder to diagnose later. A stain on the tile surface that might have prompted investigation gets covered over. The water keeps moving, unseen.

The signs of waterproofing failure worth knowing before you commit to painting: damp or staining in the wall cavity of an adjoining room, soft or spongy substrate when you press against the wall tiles, hollow tiles where moisture has undermined the adhesion, or efflorescence — white crystalline deposits — appearing in the grout lines. Any of those present, and the conversation shifts from painting to renovation.

Tile Paint or Retile: How to Make the Call

These aren’t always competing options. Sometimes tile paint is the right call for a particular bathroom this year. Sometimes renovation is. The two columns below are a practical framework for working out which side your situation falls on.

Tile paint is worth considering when…

Tiles are structurally sound — no hollow spots, no cracking. Grout is intact. No signs of moisture ingress in adjacent rooms or behind the substrate. The waterproofing membrane is confirmed intact, not just assumed. Tiles are wall tiles or splashbacks, not a shower recess floor. The goal is cosmetic. The budget genuinely can’t extend to retiling right now.

Renovation is the more appropriate call when…

There are signs of moisture ingress — staining, damp, soft substrate. The waterproofing membrane is original to a pre-1980s home. Tiles are cracked, hollow, or showing adhesion failure. The shower recess floor is part of the scope. A layout change is on the brief. The property is being prepared for sale and presentation quality matters to the price.

For bathrooms that fall into the right column: a tile paint project will produce a short-term cosmetic result. The underlying issue will still be there when the paint fails — and at that point you’ll be paying to remediate the failed paint before the actual work can begin. Why Most Tile Paint Jobs Fail Early

Most tile paint failures aren’t caused by the product. They’re caused by how it was applied — or more precisely, what was skipped before it went on.

The first failure mode is inadequate degreasing. Soap scum and silicone residue are effectively invisible once the surface dries. They don’t look like contamination. But they sit between the tile glaze and the primer, breaking the adhesion bond before the first coat has even cured. The result is peeling that starts at grout lines and tile edges, usually within six to twelve months of use.

The second is skipping the bonding primer. It’s the step that adds time and cost, so it’s the one that gets cut. Without mechanical and chemical adhesion to the glaze, the paint coat is sitting on the surface rather than bonded to it. The distinction becomes obvious in a wet area within a year.

The third is painting over cracked or hollow tiles. The substrate movement that created the crack or hollow doesn’t stop because a coat of paint went over it. The tile continues to shift at the same stress points. The paint fractures with it — often in a way that makes the original problem more visible than before it was painted.

The fourth is premature water exposure. Seven days is the cure time for most two-part epoxy tile paints before they should contact water. Return a shower to use at 48 hours — when the surface stops feeling wet to the touch but hasn’t actually cured — and delamination follows within weeks. This one comes up more often than it should.

Questions About Painting Bathroom Tiles

On shower wall tiles: possible, with correct preparation, but the lifespan is significantly shorter than on low-contact surfaces. On shower floor tiles: not a practical option for a floor in daily use. High water contact, foot traffic, and the constant wet-dry cycle mean paint on a shower floor typically fails within one to two years regardless of preparation quality.

More importantly — and this applies to both surfaces — paint does not replace or interact with the waterproofing membrane behind the tiles. If the shower recess is part of the scope, the waterproofing question needs answering before you make any decisions about the tile surface.

Two to five years is the realistic range for wall tiles in a wet area with correct surface preparation. On splashbacks and feature walls with minimal water contact, closer to the upper end or beyond. On shower recess floors and high-traffic surfaces, considerably shorter — often well under two years regardless of the product used.

The variance across that range is almost entirely determined by surface preparation, not by which product you applied. A well-prepared surface with a mid-range product will outlast a poorly prepared surface with a premium one every time.

Tile painting itself — as a cosmetic surface coating — doesn’t require a licence in NSW. It doesn’t meet the definition of residential building work under the Home Building Act 1989 and NSW Fair Trading’s licensing thresholds.

However, if any other work is being carried out at the same time — waterproofing, plumbing, tiling — those trades require appropriately licensed contractors. Peeling and delamination expose the original tile glaze — which is now contaminated with paint residue, making adhesion of any subsequent treatment harder and more expensive to achieve. In a shower recess, failed paint can trap moisture between the coating and the tile surface, which can accelerate any existing substrate degradation that was already present before the paint went on.

The remediation step — full paint removal before retiling or repainting — adds cost and time to whatever comes next. A failed paint job doesn’t return you to square one. It puts you behind it. Which is the practical reason why getting the initial assessment right matters.

It depends on the market and what you’re comparing it against. In a lower-to-mid price bracket, painted tiles in good structural condition can present adequately and buyer scrutiny on the bathroom finish may be lower. In a more competitive market, buyers and their building inspectors will identify painted tiles — and the negotiation tends to reflect it.

The more useful question isn’t whether painted tiles look acceptable on the day. It’s whether the buyer or their inspector will flag it, and whether that affects your price.
